AI & Automation

AI property intelligence, built for Dubai.

Machine learning applied to Dubai’s public property data, to support decisions that used to rest on instinct. It informs the advice; it doesn’t replace site visits, legal checks or judgment.

The short answer

AI property intelligence applies statistical models to Dubai’s public property data (DLD transactions, RERA project registrations, rental and service-charge indexes) to estimate developer delivery risk, yield ranges by district and fair price ranges. It supports, rather than replaces, site visits, legal checks and the final decision, and is used within advisory engagements.

Which decisions does AI property intelligence support?

There is plenty to learn from: Dubai recorded more than 270,000 real estate transactions worth AED 917 billion in 2025, according to the Dubai Media Office. Patterns across that many deals are what models are good at.

“…a more mature and sustainable market underpinned by transparency, governance, and data-driven policies.”

Omar Hamad Bu Shehab, Director General, Dubai Land Department, on the 2025 results

  1. Developer delivery risk: how a developer’s past projects compared with their first promised dates, as a guide to how a new launch might go.
  2. Yield ranges by district: gross yield ranges by community and unit type, using current rents, the supply pipeline and demand signals.
  3. Comparable transactions: DLD-registered sales of similar units, to test whether an asking price is in a normal range.
  4. Service-charge checks: estimates compared with what similar completed buildings are billed.

What it isn’t

  • A tool that tells you what to buy.
  • A substitute for site visits, legal due diligence or RERA checks.
  • A predictor of policy changes or market shocks.
  • A software product. It’s used inside advisory engagements.

What data does it use, and what are the limits?

Supply is the hardest variable to see by eye: about 452,000 units were under construction at the end of 2025, two-thirds at 0–20% completion, on DLD data compiled by DXB Interact.

  • Public: DLD transactions, RERA project registrations, the DLD rental and service-charge indexes, portal listings and developer disclosures.
  • Structured observations: notes from inspections and completed buildings.
  • Not available to anyone outside: developers’ internal pricing and schedules, off-market deals and unannounced policy.

How it’s used

  • Shortlisting off-plan: ranking launches on delivery and supply risk before the five-test diligence.
  • Portfolio reviews: yield and exit ranges for units you already own.
  • Choosing an area: comparing communities on supply, yield and infrastructure milestones.

Every output comes with its assumptions and ranges, and the final call is made with you, not by the model.

Where does AI help, and where are people essential?

AI helps with patterns across thousands of transactions, ranges and outliers.

People are essential for site visits, developer conversations, fitting a purchase to your goals, spotting when the market has changed character, and negotiation.

FAQ

Frequently asked questions

Where does the data come from?

Mainly the Dubai Land Department and RERA (transactions, project registrations, rental and service-charge indexes), plus portal listings and developer disclosures.

Is this just ChatGPT?

No. It uses structured numerical data and statistical models built for regression, classification and forecasting. Language models are used, if at all, only to summarise.

Can I see a prediction for my property?

Yes, within an engagement, so the ranges and assumptions can be explained properly.

How is my data protected?

Your data stays in systems you control where possible, is processed under a written agreement, and is never used to train public models.

How is this different from the property portals?

Portals show what’s for sale. This analysis helps judge which listings are worth pursuing, and why.
