What I do.

The short answer

I advise buyers on Dubai property before they commit: off-plan launches, resale homes, rentals, portfolios and Golden Visa purchases. Each recommendation runs the same checks on the developer, supply, real costs and exit. Transactions go through RERA-licensed brokerages. If a deal fails the checks, I say so and we walk away.

How do I evaluate a Dubai property before buying?

Dubai real estate transactions reached a record AED 917 billion in 2025, up 20% on 2024, according to the Government of Dubai Media Office. About 129,600 of the 193,100 investors that year were new to the market, which is exactly when brochure-led buying is most expensive.

“…a more mature and sustainable market underpinned by transparency, governance, and data-driven policies.”

Omar Hamad Bu Shehab, Director General, Dubai Land Department, on the 2025 results

A market that busy rewards people who check the numbers and punishes people who buy the brochure.

Every mandate runs through the same checks:

  1. Your goal first. Income, capital growth, residency, a family home, or a mix. The answer changes which property makes sense. See investment guidance.
  2. The developer and the project. RERA registration, the escrow account, Oqood registration and construction progress. See the off-plan checklist.
  3. The real cost. The 4% DLD fee, agency commission, trustee and mortgage fees. See the full cost breakdown.
  4. The real return. Net yield after service charges, vacancy and financing, not the gross figure on the listing. See rental yields in 2026.
  5. Residency. Whether the purchase qualifies for the Golden Visa.

If a deal fails these checks, I say so and we walk away.

Who executes the transaction?

I advise and coordinate. Transactions are executed through RERA-licensed brokerages and conveyancers, mortgages through UAE-licensed lenders or brokers, and visa applications through licensed PRO partners and the UAE authorities. You’ll always know which licensed firm is handling each step.

The brokerage side is busy too: Dubai had 32,294 registered brokers across 9,785 offices at the end of 2025, according to the Dubai Media Office. Check any agent’s registration on the Dubai REST app before you share documents.

FAQ

Frequently asked questions

Are you a licensed real estate broker?

No. I’m an independent advisor. Transactions are executed through RERA-licensed brokerages in Dubai, and any commercial arrangement is disclosed to you in writing before you proceed.

Can foreigners buy property in Dubai?

Yes. Foreign nationals can buy freehold property in designated areas of Dubai, with or without UAE residency. Check your home country’s rules on sending money abroad and declaring foreign assets before you commit.

What does a Dubai purchase cost on top of the price?

Budget roughly 6–8% for a cash purchase: the 4% DLD transfer fee, agency commission (usually 2% plus VAT), trustee and registration fees. A mortgage adds bank and registration fees. See the cost breakdown.

Does buying property get me a UAE visa?

A property valued at AED 2 million or more can qualify you for the 10-year Golden Visa, subject to current criteria. A lower-value property may support a two-year investor visa. See relocation and Golden Visa.
