Dubai rental yields in 2026: gross vs net, by community
Gross rental yields for Dubai communities in 2026, from JVC to Dubai Hills, and how to turn a headline yield into the net return you actually keep.
The short answer
Gross yields on resale apartments in popular Dubai communities ran from about 4.6% (Emaar Beachfront) to about 7.3% (Jumeirah Village Circle) in mid-2026 data. Villas typically yield less. Net yield subtracts service charges, vacancy, maintenance, letting fees and financing, and usually lands 1.5 to 3 percentage points below gross.
Key takeaways
- Mid-market communities yield most. In July 2026 data, JVC apartments led at about 7.3% gross, and prime waterfront was lowest at about 4.6%.
- Villas usually yield less than apartments in the same community.
- Gross isn’t what you keep. Service charges alone can take a full percentage point.
- Rent increases are capped by Dubai’s rental index, so plan on today’s tenant, not tomorrow’s market.
Gross yields by community (mid-2026)
Twelve-month resale data published by fäm Properties in July 2026:
| Community | Apartments | Villas |
|---|---|---|
| Jumeirah Village Circle | 7.25% | 6.00% |
| Damac Hills | 6.33% | 5.28% |
| Sobha Hartland | 6.08% | – |
| Dubai Marina | 5.90% | – |
| Town Square | 5.89% | 5.26% |
| Dubai Hills Estate | 5.69% | 3.33% |
| Emaar Beachfront | 4.62% | – |
Gross yield = annual rent ÷ purchase price. Dashes mean the source didn’t publish a villa figure because the sample was thin or there are few villas.
The pattern is consistent: the more prestigious the address, the lower the yield. Premium areas trade more on capital growth and lifestyle; mid-market areas on income.
From gross to net
| Deduction | Typical impact | Notes |
|---|---|---|
| Service charges | 0.5–1.5 points | Charged per sq ft per year; check the building’s actual figures |
| Vacancy | ~0.5 points | One month empty a year costs about 8% of rent |
| Maintenance and repairs | 0.2–0.5 points | Higher for older buildings and villas |
| Letting and management | 0.3–0.6 points | Agency fee on new leases; 5–8% of rent if fully managed |
| Mortgage interest | Varies | Turns a yield into a cash-on-cash return; can make it negative |
Example: a AED 1,000,000 JVC apartment rented at AED 72,500 a year (7.25% gross):
- Service charges: AED 12,000
- One month vacancy: AED 6,000
- Maintenance: AED 3,000
- Letting fee: AED 3,600
Net income: AED 47,900, a 4.8% net yield before financing. Add the buying costs to the price and the net yield on total cash invested drops further.
Rent caps and tenancies
Rent increases in Dubai are limited by the DLD rental index (the Smart Rental Index since January 2025). The allowed increase depends on how far the current rent sits below the index for comparable units. Every tenancy is registered through Ejari. If you’re buying a tenanted unit, the existing lease and its rent come with it.
“…no Rent increase, where the Rent of the Real Property unit is up to ten percent (10%) less than the average rental value of similar units…”
Dubai Decree No. (43) of 2013, Article 1(a)
Short-term lets (holiday homes) can earn more but need a permit from Dubai’s Department of Economy and Tourism, furnishing, and active management. Model them on realistic occupancy, not peak-season rates.
What drives yield up or down from here
- New supply completing nearby, especially from the off-plan wave of 2023–2025.
- Population growth, which has been strong.
- Service-charge creep in older buildings.
Check the handover pipeline in any community before buying. The off-plan checklist covers how.
Frequently asked questions
Which area in Dubai has the highest rental yield?
In mid-2026 data, Jumeirah Village Circle led for apartments at about 7.25% gross. Mid-market communities generally out-yield prime areas like Emaar Beachfront and Downtown.
What is a good net rental yield in Dubai?
Many investors treat 5% or more net, before financing, as solid for an apartment. Calculate it yourself from the building’s real service charges and a realistic vacancy allowance.
Can my landlord or I raise the rent every year?
Only within the limits of the DLD rental index. The allowed increase depends on how far the current rent sits below the index value for similar properties.
